Cloud CMA vs RPR

Should you pay for Cloud CMA or use RPR, the free NAR member tool? Here's how they compare for CMAs, listing presentations and staying in front of past clients, from a working California broker.

Short answer: Start with RPR if you're an NAR member: it costs nothing extra and its Seller's Report covers value, market stats and net proceeds. Use Cloud CMA when you want faster, better-looking branded CMAs from live MLS data, buyer tours, and automatic home-value emails to past clients (Homebeat). Before paying $49 a month, check whether your MLS already includes Cloud CMA.

How to choose

  1. Check what you already have. Log in to your MLS and look for Cloud CMA in the tools or member-benefits list. If it's there, you get it without the $49 a month.
  2. NAR member on a budget, or newer agent? RPR. Build your CMA, run the Seller's Report, and you have a credible listing-appointment packet for free.
  3. Going on several listing appointments a month? Cloud CMA. Speed and branded, cleaner reports matter more when you present often.
  4. Want past clients to hear from you every month? Cloud CMA's Homebeat does it automatically. Homebot (90/100) is the dedicated alternative if you'd rather keep CMAs in RPR.
  5. Prospecting or doing research outside your MLS? RPR's nationwide public-record data (owners, tax, mortgage and distressed data) is hard to beat at no cost.

Use AI to explain your CMA to a seller

Whichever tool you use, sellers rarely read a 30-page report. Pull your comps, then paste them into ChatGPT or Claude with this prompt to get a one-page summary you can talk through:

Here are comps [paste]. Summarize as a seller-friendly 1-page narrative: suggested price range with reasoning, market speed (DOM, list-to-sale), and 3 talking points. Flag any comp that looks like an outlier.

Always check every price, date and days-on-market number against your MLS before you share it. AI can misread or invent figures. This is general information, not appraisal or legal advice.

FAQ

Is RPR really free for Realtors?

Yes, if you are a member of the National Association of REALTORS. RPR (Realtors Property Resource) is an NAR member benefit included in your annual dues, with no monthly or upgrade fees. Licensees who are not NAR members do not get it.

How much does Cloud CMA cost?

Lone Wolf lists Cloud CMA at $49 a month or $499 a year, including Homebeat (automated home-value updates), with a free 14-day trial. Many MLSs include it with membership, so check your MLS tools page before you pay.

Is Cloud CMA better than RPR for a listing presentation?

For a polished, branded listing presentation built from live MLS comps, most agents prefer Cloud CMA: it is built around CMAs, buyer tours and flyers with flexible layouts. RPR’s Seller’s Report is a solid free alternative that includes an estimated value, market stats, a pricing strategy and a seller’s proceeds worksheet.

What is the difference between RPR’s RVM and AVM?

Both are automated estimates. RPR says its RVM uses on- and off-market MLS listing data plus recorded sales, and is shown when enough data is available; otherwise it shows an AVM, which uses recorded sales only. RPR updates them twice a month. Treat either as a starting point, not your price opinion.

Can I use ChatGPT or Claude to write a CMA?

Use them to explain the CMA, not to pick comps. Pull comps from your MLS, Cloud CMA or RPR, then paste them into an AI tool to draft a seller-friendly one-page summary. Check every number against the source before it goes to a client.
