What it costs for a typical listing
Say you stage 5 rooms per vacant listing and take 2 vacant listings a month (10 staged photos):
| Option | Math | About per month |
|---|---|---|
| Virtual Staging AI Standard | 20 photos/mo plan, billed yearly ($228/yr) | $19 |
| PhotoUp on demand | 10 images × 3 credits × $1.50 | $45+ |
| BoxBrownie | 10 images × US$30 | $300 |
| Mix: AI for 8 rooms + BoxBrownie for 2 hero shots | VSA Standard + 2 × US$30 | $79 |
Illustration only, using the published prices above. PhotoUp staging starts at 3 credits; complex rooms can use more.
How to choose
- Staging most vacant listings yourself? Virtual Staging AI. The speed and unlimited re-renders let you try styles until the room looks right.
- Luxury listing, or the cover photo for the MLS and portals? BoxBrownie. Human editors handle tricky light, angles and realistic shadows better than a one-click render.
- Want editing, staging and a property website from one vendor? PhotoUp, especially if your photographer already uses it.
- Never stage over defects. Stage with furniture and decor only. Don't remove cracks or stains, or change permanent features, views or finishes.
California disclosure: AB 723 checklist
Since January 1, 2026, California's AB 723 (Business and Professions Code §10140.8) covers any digitally altered image in a listing ad. That includes virtual staging and AI edits that add, remove or change furniture, fixtures, paint, flooring, landscaping or views.
- Label it. Put a reasonably conspicuous statement on or next to the image, for example “Virtually staged” or “Digitally altered.”
- Show the original. Link, URL or QR code to the original, unaltered photo. On a website you control, include the original in the posting (or link to it). The statement should say where the original can be seen.
- Follow your MLS. CRMLS and SDMLS guidance asks you to place the original right before or after the altered photo and label the altered one in the photo remarks.
- Disclosure doesn't make every edit OK. MLS truth-in-advertising rules can be stricter than AB 723. CRMLS, for example, doesn't allow changing real parts of the property (wall color, flooring, cabinets, landscaping) in MLS photos even when labeled. Stick to furniture and decor.
- Basic fixes are usually fine. Exposure, contrast, color correction, cropping, straightening and sharpening generally don't need a disclosure. When in doubt, disclose.

FAQ
Is Virtual Staging AI or BoxBrownie better for real estate agents?
For most agents, Virtual Staging AI is the better everyday pick: a subscription from $16/mo (billed yearly) gets you staged rooms in about 10 seconds with unlimited re-renders. BoxBrownie costs US$30 per staged image but is edited by people, so it is worth it for your hero shot or a high-end listing where every detail matters.
How much does virtual staging cost per photo?
From the vendors’ pricing pages (checked Oct 17, 2026): Virtual Staging AI works out to $2.67 to $0.53 per photo on yearly plans (6 to 150 photos a month). PhotoUp AI staging uses 3+ credits per image at $1.50 per on-demand credit, so about $4.50 and up. BoxBrownie human-edited staging is US$30 per image.
Do I have to disclose virtual staging in California?
Yes. Since January 1, 2026, California AB 723 (Business and Professions Code §10140.8) requires a reasonably conspicuous statement on or next to a digitally altered listing image, plus a link, URL or QR code to the original, unaltered image. On a website you control, the original must be in the posting or linked. Many California MLSs (for example CRMLS and SDMLS) ask you to place the original right before or after the altered photo and label it.
Does basic photo editing need an AB 723 disclosure?
Generally no. MLS guidance treats exposure, contrast, color correction, cropping, straightening and sharpening as standard enhancements. Adding or removing furniture, changing paint, flooring, landscaping, views or other property elements counts as digitally altered and needs the disclosure, and many MLSs (CRMLS, for example) don’t allow changing real parts of the property in MLS photos at all. When in doubt, disclose.
Which is cheapest if I only stage a few photos a month?
If you stage 6 or fewer photos a month, Virtual Staging AI Basic ($16/mo billed yearly) or PhotoUp on-demand credits (no monthly plan; 5 free credits to start) are the low-cost options. BoxBrownie has no subscription, but each staged image is US$30.
