How to choose
- New listing, no video yet? Start with AutoReel. Upload the photographer's photos and you'll have a portrait Reel for Instagram and a landscape version for YouTube or the MLS in minutes.
- You like being on camera? Film a 60-second walkthrough on your phone and edit it in CapCut. The free plan is enough to start; upgrade only if you use the AI credits or premium templates every week.
- You already record long content? Run your market-update webinar, open-house livestream or podcast through OpusClip and you get a week of short clips from one recording.
- Tight budget? CapCut's free plan plus OpusClip's free plan covers a lot. OpusClip's free exports carry a watermark and expire after 3 days, so download them right away.
A simple weekly Reels routine
- Monday: Turn this week's listing photos into a walkthrough Reel (AutoReel or a CapCut template).
- Wednesday: Record one 10-minute market update, then let OpusClip cut it into 3 to 5 clips.
- Friday: Post the best clip, and reuse the script ideas below for next week.

California: AI edits in listing videos (AB 723)
Some photo-to-video features change what the home looks like: AI virtual staging, twilight skies, a greener lawn. Since January 1, 2026, California's AB 723 (Business and Professions Code §10140.8) requires a reasonably conspicuous disclosure on or next to a digitally altered listing image, plus access to the original. If your Reel shows altered scenes, add an on-screen line such as "Virtually staged / digitally altered" and link the unaltered photos in your caption or listing. Our AB 723 checklist covers the details, and your MLS may have its own rules.
FAQ
What is the best AI tool to turn listing photos into a Reel?
AutoReel is built for exactly that: upload listing photos (or import them from Realtor.com in one click) and it creates a portrait or landscape walkthrough video with captions, music, branding and optional AI voiceover in minutes. CapCut can do it too with templates, but you assemble the video yourself.
Is CapCut free for real estate agents?
CapCut has a free plan with templates and basic editing tools. CapCut lists Pro at $19.99 a month in the US (reference price on capcut.com/pricing; the final price is shown when you sign in), which adds monthly AI credits, premium templates and features, and 1 TB of storage.
What does OpusClip do for realtors?
OpusClip turns long videos, like an open-house walkthrough, a market-update webinar or a podcast, into short captioned clips reframed to 9:16 for Reels, TikTok and Shorts. The free plan adds a watermark and keeps exports for 3 days; Starter ($15/mo) removes the watermark and Pro ($29/mo) adds a social scheduler and brand templates.
How much does AutoReel cost?
AutoReel did not publish prices on its pricing page when we checked on October 20, 2026, so check its site or sign up to see current plans before you commit.
Do I have to disclose AI edits in a listing video in California?
If the video shows digitally altered images of the property, such as virtual staging, a day-to-twilight swap or a fixed lawn, California AB 723 (Business and Professions Code §10140.8, effective January 1, 2026) requires a reasonably conspicuous disclosure and access to the original, unaltered images. Simple motion effects over unaltered photos are a different question; when in doubt, label it and check with your broker and MLS.
