Claude for real estate agents: setup, Projects and 8 workflows

Where Claude beats a generic chatbot for agents: reading long disclosures, HOA packets and inspection reports, and keeping your listing voice consistent. Set it up once, then copy a workflow.

Short answer: Claude is #3 overall in our rankings (94/100) and the free plan is enough to start. Use it for document-heavy work (disclosures, HOA docs, inspection reports, offer comparisons) and for on-brand listing copy inside a Project. Redact client details and turn off model training before you upload anything.

Step 1: Set up Claude once (10 minutes)

  1. Add your preferences. In Settings, find personal preferences and paste something like this so every chat starts with your market and rules:
I'm a real estate agent in [city/county, state] with [brokerage]. Write in a warm, plain, professional voice at an 8th-grade reading level. Describe properties, never people (fair housing). Never invent property facts, numbers, dates or school ratings; say "not in the document" when something is missing. When you summarize a document, quote the page or section you relied on. Keep texts under 300 characters and emails under 150 words unless I ask for more.
  2. Create a "Listing desk" Project. Upload 3 to 5 of your best past listing descriptions, your MLS character limits and your brokerage's advertising rules, then add project instructions like:
This project is my listing desk. Use the files here (my brand voice samples, MLS character limits, brokerage advertising rules) for every draft. Always include my license line: [Name, CA DRE #]. Flag anything that could be a fair housing or advertising problem instead of writing it.
The free plan allows up to 5 Projects; Pro removes the limit.
  3. Protect client data. Turn off model improvement in Settings > Privacy, or use an incognito chat for anything with client details. Full checklist: what agents should never paste into AI.
  4. Pick a plan.

Step 2: 8 Claude workflows for agents

Jump to: Summarize seller disclosures and inspection reports · Answer buyer questions from HOA documents · Compare multiple offers for a seller · Listing copy in your voice (inside a Project) · Turn a call or showing into a recap and to-dos · Explain a market report to a seller · Build a branded calculator or one-pager (Artifacts) · Redact a document before you analyze it

Summarize seller disclosures and inspection reports

Claude reads long PDFs well and can point to the page it used, which makes your review faster.

I uploaded the seller disclosures and the home inspection report for [address]. For my buyer, list: (1) safety or major-cost items, (2) items the seller disclosed that the inspector also found, (3) inspector findings the disclosures do not mention, (4) questions to ask the listing agent. Cite the page for each item. Plain English, no legal conclusions. I will review everything; this is not legal advice.

Answer buyer questions from HOA documents

CC&Rs, budgets and minutes run hundreds of pages; ask questions instead of skimming.

Using only the HOA documents I uploaded (CC&Rs, bylaws, budget, reserve study, last 12 months of minutes), answer: monthly dues and what they cover; any special assessments, planned or discussed; pending litigation; rental, pet, parking and short-term-rental rules; reserve funding percentage. Quote the section or page for each answer and say "not in the documents" if you cannot find it.

Compare multiple offers for a seller

A side-by-side table helps sellers see terms beyond price.

Compare these [3] offers for my seller in a table: price, financing type, down payment, earnest money, contingencies and their lengths, close date, rent-back, seller credits, and escalation clauses. Then list 3 questions to ask each buyer's agent. Do not recommend which offer to accept; that is my seller's decision with my advice.

Listing copy in your voice (inside a Project)

Projects keep your voice samples and MLS limits loaded, so every listing starts on-brand.

You are a California listing copywriter. Write a 900-character MLS description and a 3-sentence social caption for: [address, beds/baths, sq ft, lot, upgrades, neighborhood amenities]. Describe the property, not the people. Avoid fair-housing problem words (no 'perfect for families', 'exclusive', 'walking distance to church'). Give 3 headline options.

Turn a call or showing into a recap and to-dos

Paste a notetaker summary or your voice-memo transcript and get the email, CRM note and tasks in one pass.

From these call notes [paste], write: (1) a client recap email under 150 words, (2) a 3-line CRM note, (3) my to-dos with due dates, (4) anything the client asked that I have not answered yet.

Explain a market report to a seller

Claude is strong at turning dense stats into a calm, readable narrative.

Here is this month's market report for [area] [paste or upload]. Write a 1-page seller explanation: what changed vs last month and last year, what it means for pricing and days on market, and 3 talking points. Use only numbers in the report and name the source and month.

Build a branded calculator or one-pager (Artifacts)

Artifacts let you preview a working mini web page right in the chat, then copy the code to your site builder.

Build a single-page mortgage + closing-cost estimator for California buyers with my branding [colors/logo], a lead form (name, email, phone, price range) that posts to [webhook], and a disclaimer that estimates aren't loan offers.

Claude ranks #2 for build your own tools (vibe coding & automation). See all picks →

Redact a document before you analyze it

Strip client details first, then run the workflows above on the clean copy.

Rewrite the text below with all personal details replaced by placeholders: names → [BUYER 1], [SELLER 1]; phone numbers, emails, street addresses, account, loan and Social Security numbers → [REDACTED]. Keep everything else unchanged. Text: [paste]

FAQ

Is Claude free for real estate agents?

Yes. Claude's free plan includes chat on web, desktop and mobile, file uploads, Artifacts, web search, connectors and up to 5 Projects. Pro is Pro $20/mo ($17/mo billed annually) (checked Oct 26, 2026) and adds more usage, unlimited Projects, Research and more models. Max starts at $100/mo for all-day users.

Is Claude better than ChatGPT for real estate?

Both are top picks: ChatGPT is #1 overall (98/100) and Claude is #3 (94/100). Claude shines on long documents (disclosures, HOA packets, inspection reports) and steady writing voice; ChatGPT has more built-in tools such as image generation and custom GPTs. Many agents use one for drafting and the other for second opinions.

Can I upload contracts and disclosures to Claude?

You can, but redact client names, contact details, account and Social Security numbers first, turn off "Help improve" model training in Settings > Privacy (or use an incognito chat), and treat the output as a reading aid, not legal advice. Always check the original document.

What are Claude Projects and why should an agent use one?

A Project is a workspace with its own instructions and files. Put your brand voice samples, MLS limits and brokerage advertising rules in a "Listing desk" Project and every chat inside it starts with that context, so you stop re-explaining your style.

Does Claude train on my chats?

On Free, Pro and Max you choose. Turn off the model improvement setting in Settings > Privacy; incognito chats are not used for training. Team and Enterprise plans are not used for training by default.
